Construction Management (CM)
As with MC, James operates on a fee basis, working in the client's interests but with the client entering into direct contract with the suppliers and trade contracts. Planning and managing the actual move into the completed facility is an optional "value added" service that further extends the value of our involvement. There are two variations of CM:
Agency Construction Management (CM)
With Agency Construction Management (CM) the client holds all the trade contracts, enabling the CM to act freely as the client's agent.
At-Risk Construction Management (CM)
With At-Risk Construction Management (CM) the CM holds all the trade contracts and is therefore better placed to control and guarantee performance.
